Verdict
- Home sales revenue of $2.65bn beat the API Ninjas estimate of $2,618m by 1.2%, and diluted EPS of $2.97 beat the $2.93 estimate by 1.4%.
- The beat came from price and mix, not volume: 2,662 deliveries at an average price of approximately $996,000, above the high end of guidance on a greater share of luxury move-up and Pacific settlements.
- Adjusted gross margin of 25.6% was 35 basis points above guidance -- the fifteenth consecutive quarter of exceeding the margin outlook, on an analyst's count management did not dispute.
- Full-year guidance was reaffirmed at 26.1% adjusted gross margin and approximately $10.5bn of home sales revenue, with the average delivered price range raised for about $53m of extra revenue.
- Buyback guidance rose to $700m from $650m, of which $433m was complete through the third quarter.

Management commentary
- Karl Mistry framed the quarter as a beat on both lines that positions the company for another year of healthy profitability and returns in fiscal 2026.
- On demand, Mistry described the typical within-quarter step-up through May, June and July, but said the post-July-4 pop was more muted than expected against higher mortgage rates and weaker consumer confidence.
- Asked whether luxury outperformance was ending, Mistry said no material change: approximately 25% of buyers paid all cash, loan-to-value held near 69%, and prices rose in about 30% of communities.
- Gregg Ziegler attributed the fourth-quarter margin step-up to regional and buyer-segment mix plus specs sold earlier in the construction cycle, and said the second-half framework given 90 days ago remains intact with only settlement timing shifting.
- On costs, Seth Ring said "Our build costs are flat. Lumber is slightly up and a potential headwind, but those cost increases have been offset with other modest reductions."
Quality of earnings
- Write-offs in home sales gross margin totalled $17.7m, of which approximately $5m was pre-development and option write-offs on dropped deals, so the 25.6% adjusted margin is struck after real land attrition.
- The tax rate of 25.3% came in below the 26.0% guidance, a benefit that flows straight to the $2.97 without touching operations.
- Joint venture, land sales and other income of $6m fell from $15m a year ago, offsetting part of the operating outperformance.
Gotchas & watch items
- Management said the muted July continued into the first two and a half weeks of the fourth quarter, while cautioning against reading too much into two and a half weeks.
- Fourth-quarter guidance requires 800 of 3,550 deliveries to be sold and settled within the quarter, against approximately 900 finished specs on hand.
- Purchase accounting from the Buffington acquisition, which contributed roughly 30 sales and 25 settlements, is a stated drag on fourth-quarter gross margin.
- Incentives of approximately 7.5% of gross sales price are down from 8%, but finished specs per community of 1.9 will rise again as spec starts rebuild for the spring season.
