Revenue of $1.76 billion came in 19.6% above the $1.47 billion estimate.
Earnings available for distribution of $0.55 per diluted share beat the $0.499 estimate by 10.2%; GAAP net income was $217 million, or $0.38 per diluted share.
The call added a forward number the quarter does not show: production from September to October is down close to 25%, on top of funded volume of $12.9 billion that was already down 19% sequentially.
Asset management raised $569 million in the quarter and just south of $3 billion year to date, against a target of $75 billion-$80 billion of AUM by the end of 2028 from north of $60 billion today.
The one thing that matters: the earnings base has shifted to the servicing book. Newrez pre-tax income rose 7% sequentially to roughly $330 million while funded volume fell 19%, and management guided production down another 25% into October.

Management commentary
Nierenberg framed the quarter as platform-driven, pointing to roughly $110 billion of investable assets and approximately $880 billion of mortgage servicing rights at Newrez.
Management was explicit that origination volume is optional: unless gain on sale and the underlying MSR valuation justify the loan, the dollar goes to asset management or to Genesis at a mid-teens return.
Silverstein tied the 24% annualized operating ROE to sub-servicing growth, higher servicing fees and lower amortization, and said non-agency volumes rose 8% sequentially and 30% year over year.
On rates, Nierenberg pointed to roughly $15 billion of escrow deposits in the servicing book: "Fed raises rates 25 basis points. It is a huge lift to the firm from a net interest income standpoint."
Asked about book value quarter to date, management said to assume it is roughly unchanged.
Quality of earnings
The headline per-share number is the non-GAAP one. Earnings available for distribution of $315 million, or $0.55 per diluted share, sits $98 million above GAAP net income of $217 million, or $0.38 per diluted share, and the consensus comparison rests on the former.
Segment earnings rose while the mortgage machine shrank. Newrez pre-tax income excluding mark-to-market was approximately $330 million, up 7% sequentially, on funded volume of $12.9 billion, down 19% — management attributed the result to sub-servicing growth, higher servicing fees and lower amortization rather than to origination.
Book value gained on marks, not on operations. Book value of roughly $7 billion, about $12.50 per share, was up sequentially, and management attributed that to hedging activity and the MSR book in a higher-rate environment.
Gotchas & watch items
Production is falling faster than the quarter shows: funded volume of $12.9 billion was down 19% sequentially, and management said September-to-October production is down close to 25%.
The 2028 AUM target implies a different fundraising pace than the quarter delivered: $569 million raised in the quarter and just south of $3 billion year to date, against $75 billion-$80 billion by the end of 2028 from north of $60 billion today.
The $125 million of technology and AI savings supports none of the 24% operating ROE reported now — ValonOS migration is phased through the first quarter of 2027, and management put the earnings effect in 2027 and 2028.
